Access

Windward Suites properties are all keyless, and instead use keypad smart locks for all of the doors for both the buildings and units. All guests will receive an email the morning of their arrival with the instructions, codes to the doors and Wifi. Super easy! Check-in time is anytime after 3:00 p.m. Check-out time is 11:00 a.m. Please be respectful of these times unless you have contacted us, as we have a cleaning crew who need the time to do a thorough job before and after all of our guests. There are two on site parking spots which are on a first come first serve basis, but each unit also includes a parking pass for on street parking which is usually for Newport residents only.

Howland House, located at 205 Spring Street, is in one of the most best locations in Newport. You are a five minute walk to famous Newport landmarks such as: Bannisters & Bowens Wharf, Trinity and St. Mary's Church and The Black Pearl Restaurant. Truly, you are in the heart of it all with dozens of restaurants, shops, bars and sights right outside your door. Hop in your car for a 10 minute drive to both the Ocean Drive and Bellevue Avenue Preservation Society Mansions.

Notes

Howland House is a classic historic, four unit, building with the original construction dating back to 1750. It is one of Newport's oldest homes predating the Revolution. It has undergone many updates and renovations to bring new world comfort with an old world feeling. Unit 15 is cozy and charming and in a prime downtown location. Located on the first floor, all three rooms in the suite are quite large, including the bathroom which has a walk in shower and soaking tub. All of Windwards properties are professionally cleaned between guests and come outfitted in high end linens and towels. Aside from the cleanliness of the space, it is in one of the most sought after locations in Newport. You are steps away from Thames Street, Bannisters & Bowens Wharf, St. Mary’s church, and endless restaurants, bars, and shopping.

We liked the property. It was specious, clean and comfortable, but had some issues: There was no residential parking pass provided even though our reservation information specifically stated that one would be left for us and that if we lost it there was a $450 charge! So we had to pay to park in a hotel parking lot downtown. We did get one of the two spaces at 205 Spring St. the second night. There was no breakfast at all. It should not be advertised as such if nothing is provided. Just say there is a refridgerator for use. The phone number on the confirmation that we received is incorrect and none of the email addresses responded to our inquiries. I don't know what someone would do in an urgent situation like a flood, a non-working door code or a double booking! These issues should be addressed.

Attention to Detail Could Have Been Better

Pros: Location, location, location. Ease of check in. Responsiveness of both hosts. Cons: Lots of instances in which the attention to detail was lacking. The lid on the toilet seat could not attach and fell off. The mattress pad and sheet kept coming off the corner of the bed near my head. The sheets were not cotton and not befitting of a luxury stay for the price. They were some kind of microfiber I think or maybe a poor thread count. One side of the sleep number bed was completely deflated and it took me until the second night to figure out how to address it. It should have been ready with a "normal" setting at check-in. The room was very very hot when we arrived Friday late afternoon and it took until Saturday afternoon until the bedroom was cool enough (the AC is in the living room). The host helped with this but it impacted the first half of the stay. He also replaced the non-working ironing board quickly but it's a detail that should have been attended to ahead of time. There is caulking hanging from the bottom of the shower door. The soap and shampoo dispensers were all empty. The bottles of each were provided in the bathtub but for showering, we needed to move them and rest/balance them on top of the dispensers inside the shower stall. All in all, an ok experience but for the money these details would have greatly improved our stay. i am aware that the hosts only recently purchased this property and these could be transitional issues.

We enjoyed our stay at 205 Spring St. The location was perfect for being able to walk to everything. Our place was clean and comfortable. The only thing I would suggest is to make sure you tell people exactly where the two parking spaces are that go with Spring St. We had stayed there 2 years ago and parked in a different spot. So we parked there again this year and got blocked in. Thank you both for helping us out with that, but to avoid it in the future, let people know where to park. Thank you, Christine and Jeff

Disapointing

Last year we had a magnificent experience. This time our stay was quite disappointing. In just one year the property is showing a good amount of deterioration and lack of upkeep (inside and out). Our room had no toilet seat lid, sink valve leaks, all the towels were musty, TV/remote did not work, pillows were horrible, pillow cases dirty. This is just to name a few. Glad to discuss my overall experience over a phone call.
